MORTGAGE DOCUMENTATION REQUIREMENTS
Most loan programs today require a full documented loan. To adequately process and underwrite your loan whether you are refinancing or purchasing a home, the following is a checklist of documents that will be required by the lender: INCOME - If you are salaried: provide two years W-2 and one month of paycheck stubs
- If you are self-employed: provide two years complete tax returns and YTD profit and loss statement. A copy of your business license will also be required.
- If you own rental property, provide rental agreements and two years tax returns to include your Schedule E. Also include copies of all rental agreements.
ASSETS - Provide 2 months recent bank statements for each checking and/or savings account.
- Provide most recent quarter or 2 months stock and mutual fund, IRA/401K accounts.
Note: Lenders require that all pages of your statement(s) must be included regardless it the page is blank. MISCELLANEOUS DOCUMENTATION - Provide a copy of divorce decree, if applicable.
- If you are NOT a US citizen, provide us with a copy of your green card (front & back), or if you are NOT a permanent resident provide us with your H-1 or L-1 visa.
IF YOU ARE PURCHASING A PROPERTY - Copy of Purchase Agreement and Counter Offers
- Copy of Ernest Money Deposit Check
- Your Real Estate Agent Contact Information
- If you are renting or leasing, provide Landlord contact information
- Last 12 months cancelled checks for rent paid
IF YOU ARE REFINANCING - Provide a copy of Homeowners Insurance Declaration Page
- Provide Copy of Property Tax Bill/Statement
